Scott Welton is the Designated Broker, President and founder of The Business Space Advocate, a commercial real estate company specializing in commercial buyer and tenant representation for healthcare and general business space users. His company eliminates the conflicts of interest, dual agencies, and economic incentives for poorly negotiated outcomes systemic in standard practices of the commercial real estate industry. The BSA was one of the first, and now one of a very few companies specializing in exclusive representation of physicians, dentists and owners of general businesses.
Today The BSA provides services ranging from project planning, citing evaluation, negotiation, team composition, oversight; beginning with the initial assessment, market inquiry through negotiation, design, construction and beyond. His firm has represented practices ranging from radiology, urology, plastic surgery, gastroenterology, family medicine, OBGYN, allergy & asthma, dermatology, pain management, physical therapy, Endodontics, Periodontics, maxillofacial and oral surgery, Pedodontics, sedation and family dentistry, optometry, counseling centers, and businesses as diverse as transit agencies, high end security companies, regional financial institutions, major engineering firms, medical equipment suppliers, pharmaceutical compounding, ready-to-install marine based health clinics, veterinary, and sick-child day care.
Scott was instrumental in developing the analytical tools used by the BSA for helping practices and businesses assess the comparative value of a broad variety of lease and purchase transactions. He has conducted lectures and seminars for professional audiences as large as 350 on topics including negotiating strategies and practice location evaluation; most recently, “Surviving Your Lease Expiration,” was done by special request of the Seattle King County Dental Society.
A veteran mountaineer and climber, Scott was part of a helicopter rescue team and during his 12 year tenure with Everett Mountain Rescue, he served as Training Coordinator and Chair where he initiated a growth strategy the unit that helped transform it from an dwindling membership of 14 to what is today a team of 75 dedicated and highly skilled rescuers EMR one of the largest rescue units in the US. Injuries led to his recent retirement from mountain rescue and he is now an avid scuba diver working towards his master diver certification. In college, Scott graduated Magna Cum Laude with majors in philosophy, psychology, and Scandinavian studies. He met his wife, Suzanne, during undergraduate studies at the Univ. of Lund, Sweden and later completed his Masters in Counseling Psychology at UCSB.
